Purchasing at Broward County Trustee Sale Auction.Step By Step.

Hi All, 

I am looking at buying a property at Broward trustee foreclosure sale. I have been doing my home work on biggerpockets for a while now and need to get some clarity before I make my first purchase. I consulted an Esq that did title work for me and he suggested I do my own title and lien work as hiring a professional would be exorbitant. 

I would appreciate if someone can fill in the blanks for me. 

Before Purchase.

1.Register with County and Shortlist properties to bid on.

2. Do title search on county website to get information on Liens and Title. Further shorten list to only include which have a clear history(Would change strategy moving forward but initially would prefer less risk. I have read a lot of material shared by steve babiak and Rich weese). I have been doing this for the past 3-4 months to familiarize my self  with the process . Once I short list properties what do I do about the following?

a. Title - Do title companies have access to some datasource which I as an end user would not. Should I order a title from an online title company?

b. Liens - Order a lien search from the City. When is the best time to order a lien search. What if I get a title search on Friday for a property I bid on the following Tuesday and someone files a lien on Monday?

3. Are their any other steps I am overlooking?

4. Bid and win

Post Purchase.

1. Make payment before 12 the next day.

2. Now when and How do I get Title?

3. How long should I wait before I start making improvements to the property. I have heard that the sale can be reversed in a certain period of time and any improvements done on property would be a loss.

4. When should i approach tenant to offer cash for keys. Should I file an eviction simultaneously?

Any other point I must have over looked.

Thanks
