Frank, when I read what you just wrote, I thought it might of been a recording of me. 

However, I had a somewhat of a track record because I had bought and kept 4 rentals through various military moves and was in a very good financial space--so my track record gave me enough credibility. 

Getting any kind of commercial/portfolio loan will be tough with zero track record so focus on getting a couple properties under your belt first.

You can have your agent pull comps for you or pay a service to do it for you, or do it yourself from RE records.

Unless there was a lien recorded in the public records I doubt the insurer will accept liability for the matter. 

I think the simplest way to vet them, other than the too good to be true offers, is to verify they’ve actually lent money in your area by simply searching the county site where mtgs are recorded, for whatever name they lend in. 

If the tax buyer gets a tax deed, and records it with the county recorder of deeds, they become the legal owner.
