They do not show strong income because they in fact do not have strong income I suspect, which is not a bi-product of owning a small business per se, it is a bi-product of not having consistent and ample income.  

Take massive and consistent action and you'll do fine.  

Which means, the investor either have to fork out 150k as down payment (42%) or ignore the 50% rule completely as it is not feasible in this market. one can run numbers like this at many rent levels and consistently it just won't work for this area.Am I missing something?

Couple weeks ago I sent out a list consist of 250 people and I had received 30+ calls back.

They will buy a fixer at a slight discount that is not enough of a spread for a flipper to consistently make money. 616 Q street in Lincoln is interesting.

Not much.As outlined, you appear to be paying for a headache that will consistently lose you money.  

We are certainly experiencing very consistent appreciation, but it is not superficial.

I'm a firm believer that marketing is 90% of the business, and the key to marketing is consistency.

Ultimately trustee sales have risk to them but with proper due diligence and research can be one of the most consistent ways to scale an investment company.
