As things are occurring now, the bank is being paid, so they have no interest in property seizure or foreclosure, as it is a performing note, so the FIL currently has the opportunity to conduct control of it in the same way a normal person would, which should allow him to pass this via normal methods (living trust for example) to heirs, provided the payments on the note have no interruption.Am I off on any of that?

Also, if you spend a lot of due diligence on each deal (like I do where I might spend weeks or months on a single deal), doing this on individual deals from a bunch of new sponsors can be a lot more work than doing it one time via a fund.

We've been hit hard with $200k+ in cancellations from the middle of March through June primarily via Airbnb, with that said it's hard to be upset, drastically slowing down travel is the right thing to do.

I drafted the following new development pro forma google spreadsheet for a planned new multifamily complex in central Los Angeles :- 8x 2bd units (underground parking, and 2 levels above ground)- lot of 7000 sq ft - construction cost assumption- $3M (via GC rates: $150/sqft for underground, $250/sqft above ground; numbers provided by LA-based architect)With a monthly rent of $2800 per unit my projections show net cash flow of only 35K for the whole property after first year of occupancy.
