If ANY personal items of the resident are left behind,  either a signed declaration from former resident that they have moved out and release any claim all remaining items - enumerate any large or potentially valuable items - (get it notarized or ensure signed with witnesses present)  or preferably,  ensure property is completely empty, interior and exterior,  of resident belongings.    

I’m too tied up on other projects/life changes to get it turned around after my current tenants move out at the end of this month.

I have never given cash for keys or helped a tenant move and don't plan on starting now, but I am trying to remain objective here.

Or am i just freaking out on hearing the term lawsuit.Never heard lawsuits tied with properties ,delt with liens though.

Income and down payment availability are pretty strongly tied together.

You have to find a deal with enough meat to satisfy a flipper (which in these competitive sellers markets is no easy task) and then enough meat remaining for your profit/fee.

I'm going to do a delayed mortgage and get the money out that I can't afford to have tied up in the place.2.)
