It's close to medical campus so often travel nurses want to stay for a few months.

look for the reasons behind the score...for instance medical issues and the subsequent bills that drove it down would worry me far less than not having paid rent.

AirBNB is very popular here, and all the rooms in the house we currently stay in are always rented out on AirBNB, mostly to medical travelers for about 3 months at a time.
