Also, check with condo management first as some have rental restrictions or wait-list for rentals, some can easily tell you they aren't approved right up front, and I verify condo fees as best to ask first, not waste time negotiating just to find out later the info in listing was wrong.

I like the gift card idea, that's pretty clever.Only reason I'm asking is that in Ontario we have a lot of restrictions around the leases....more so we are not allowed to charge a late fee.
