It's just amazing to me that they'd be upset at us for the tenant paying late when they won't consider an eviction at all. 

This is absolutely the best place to post questions - there is an amazing community of folks here that you will encounter - lots of knowledge, experience, and some really great people! 

There are some unusual tenant type build outs that are hard to repurpose and we generally stay away from those unless the dirt is so amazing and the rent is so low we still make money scraping the building if the tenant ever vacates and build new.You can make lots of money in NNN you just have to know what you are doing or know someone who does!   

If a woman is really concerned about getting raped, hire a bodyguard or don't walk down the street after dark.

Without knowing the particulars of the deal, I'd say don't sell in this market, keep taking the income from the property, and wait for a better time to sell, unless the guy is offering you an amazing deal.

I think your ability to actually build homes within numbers that make sense is amazing and could allow you to form your own unique niche in your market that others don't have access/ability- if you can build cheaper than buying existing homes.
