My initial research has shown the properties near Syracuse University suitable for student housing are super expensive, and it seems like they'd require a lot more tenants (i.e. dealing with separate person per bedroom) to cash flow, than regular duplexes/small multi families.  

This line runs between Denton (with the University of North Texas and Texas Women's University) and downtown Dallas.

Just like university there's lots of drop-outs or students that don't even use their expensive new degree.
