Looking to the near and mid future I see interest rates going up which should have a negative effect on real estate prices, as investors that don't want to be in real estate can invest in something more liquid bonds etc.

That way they at least have something.So if they want me to assume $1m purchase price, 25% down, 4 unit, $13k gross rent for preapproval purposes, that's going to be on the letter along with a note that gross rent is the "lesser of" current leases in effect or appraised market rents.

You might look for a property with some type of in-law suite with separate entrance and rent that out (or live in it for a while).
