I am 21 years of age and I have been looking to purchase a single family home with a detached garage that way I am able to convert the garage into a separate adu and rent out the 3-4 bedroom house.

Would it be mage through a W-2 paycheck as bonuses, or a separate check/bank withdrawal, or paid at the end of year etc...

I just like the idea of separation between our tenants.

I will definitely have to separate expenses for the 2 units since I'll be living in one of them so won't be able to deduct those.

However, I think the pricing between NPNs and performing notes is about to separate again.
