@Faith Kirk 1st you should stop using realtors, ( all do respect to them ) 99% have nothing but MLS listings and simply send you listings for you to pick from.

End of day, 75% LTV, 30 yr fixed, 4.1% on $750k loan, without knowing more about the lender with respect to their fees, process/requirements, seems solid. 

If you want to make an excuse like due to liability reasons or out of respect to the seller then you can. 

If you can contact the closest credit union to you and talk to them about a personal loan it may help you to establish yourself.
