(In our experience, when the owner has some cash to sink into the building, you can often do this in three months but will run the building financially in the red, so since we had to keep it in budget, we systematically worked through a host of tenant problems.)Fortunately, due to having great relationships with long term vendors, we were able to get a lot of the work done at a fraction of the cost some vendors would charge us and were able to really spread out the cost of these repairs.

Either that or let that equity ride and leave it alone ... it is not really "dead" in my view ... if keeps your living expenses down and buys you a lot of safety, margin for error, and flexibility, and that is worth something to me at least.

Take a video tour and upload to YouTube and include the link in the ad too, then when people call make sure they have seen the video before they want to see the house.I rent to a lot of people with bankruptcies, it's not always a red flag.

To add on to what the others are saying I would suggest that a buyer who has no money for closing costs nor down payment isn't a serious buyer.Asking for down payment assistance from seller is a bit of a red flag to me.
