Which city is better for long term investment? Dallas or Houston ? What are pros and Cons...?

I listed few here, please share your opinion?

Dallas

  • Pros: Diversified economy
  • Cons: More natural disaster - Tornados

Houston

  • Pros: Port City
  • Cons: More oil dependent

@Shital Thakkar    Houston and Dallas are very similar with regard to population, growth rates, etc. Both cities have their own advantages and disadvantages vis a vis each other, which makes it pretty much a wash in my opinion.

I have noticed a slight cooling of the competition for properties in Houston recently. I've put in several offers for my investor clients this summer that were at or even below asking price, and they all were accepted. Back in March/April, we couldn't get an offer accepted even when we offered over listing price.

The rental market in Houston remains red hot. All of the homes I listed this year have been snapped up in less than five days.

I listed a rental last month for $2700, and I warned the client that it might take a little longer to rent because of the price point. I had an applicant, who was qualified and accepted by the landlord, the first day it went on the market.
