Your analysis overall looks good but just wanted to point out a couple of things I noticed.  1. 

You may not notice rotting floor joists, but your contractor will.  

I now have to give this tenant a 30 day notice of non-renewal.The unfortunate part is this tenant had to move out all their belongings by January 31st in Nebraska, which if you didn't know we get lots of snow at this time.

Don't blow it.If you do decide not to renew, give her P-L-E-N-T-Y of notice (far beyond what is legally required) of non-renewal, so she can smoothly move out.

I have send late notices through text message but I guess now since the tenants are having attitudes and continuing to be late on rent I can just service them the late fee notices to the residence and and eviction notice 5 days after.
