I am planning to begin my investing career with the purchase of a Manufactured Housing Community (aka mobile home park).

I have negative points on the application for bad behavior including calling at unruly hours, not following instructions etc.

. Ownership of a manufactured home and the land on which it is situated that is titled as real propertyType of Property Ownership NOT to include in Financed Property Count: Ownership of commercial real estate. Ownership of a multifamily property consisting of more than four dwelling units. Joint or total ownership of a property that is held in the name of a corporation or S-corporation, even if the borrower is the ownerof the corporation and the financing is in the name of the corporation or S-corporation. Ownership in a timeshare. Ownership of a vacant (residential) lot. Ownership of a property that is held in the name of an LLC or partnership where the borrower(s) have an individual or combinedownership in the LLC or partnership of less than 25% and the financing is in the name of the LLC or partnership. Ownership of a manufactured home on a leasehold estate not titled as real property (chattel lien on the home).

“Drug-related illegal activity” means the illegal manufacture, sale, distribution, purchase, USE, or possession with intent to manufacture, sell distribute, or USE of a controlled substance (as defined in Section 102 or the Controlled Substance Act (21 U.S.C. 8002) or possession of drug paraphernalia.2.Resident, any member of the resident’s household or guest or other person under the resident’s control shall not engage in any act intended to facilitate illegal activity, including drug-related illegal activity, on or near the said premises.3.Resident or members of the household will not permit the dwelling to be used for, or to facilitate illegal activity, including drug-related illegal activity, regardless of whether the individual engaging in such activity is a member of the household.4.Resident or members of the household will not engage in the manufacture, sale or distribution of illegal drugs at any locations, whether on or near the dwelling unit premises, or otherwise.5.Resident, any members of the resident’s household, or a guest or other person under the resident’s control shall not engage in acts of violence, or threats of violence, including but not limited to the unlawful discharge of firearms, prostitution, criminal street gang activity, intimidation, or any other breach of the housing agreement that the other wise jeopardizes the health safety or welfare of the landlord, his agents, or tenants.6.VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL VIOLATION OF THE HOUSING AGREEMENT AND GOOD CAUSE FOR TEMINATION OF TENANCY.

when reading the irs instructions. it seems to request us to complete 8288-A also .

However, my own experience is instructive.  

Not too hard to assemble, but the instructions did leave a bit to be desired. 

Thanks again for the recommendation.The original Zinnser BIN is a shellac - fast drying, good sealing properties - and you will want ventilation and/or a respirator when applying it.Due to the constraints and costs of harvesting the resin of the lac bug, Zinnser now manufactures a synthetic shellac primer "BIN 2" which is not as offensive to apply as the original .... and much cheaper to purchase.

The requirements for a manufactured home to be eligible for FHA financing are:-Built after 1976-Must have never been moved once permanently attached-Must have permanent foundation and therefore real property and not personal property-Have HUD tagsIt is difficulty to get "retail" value for a MH home if it is not eligible for FHA financing
