This is the same whether we are building a "double wide" that gets put on blocks or a modular home set by a crane on a foundation.One of my last projects before changing industries was a 2 story modular home that was built on spec...and then sold for roughly $1million dollars within a few months...

As a seasoned professional in the residential construction and development industry in the southeastern United States, I have witnessed firsthand the rollercoaster ride of economic ups and downs over the past 25 years.

I do not have a specific pest clause in my lease but I struggle to see how someone bringing bedbugs into my property after 6 months without them, admitting that they likely brought them in and having a professional opinion stating as much would then require me as the landlord to be on the hook financially for removal?

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

I gather (presume) most investors were accustomed to seeing a specific type of landscape and knew the possibilities. 

This type of financing is not regulated so it's really up to how the private money lender will structure the extensions. 

I understand the inherent difficulties and I appreciate the warnings some of you may offer, but I am specifically looking for anecdotal takes on past deals and attempted deals.
