I have a house in escrow that is an estate that is heading towards a foreclosure auction because there are multiple liens against the property including federal and state tax liens.

Are auctions a good source to find cheaper properties?

HELOC of 30k. looking to invest this amount. would an Auction be best to start, maybe wholesale?
