First time home buyer in CA - Looking for assistance

Hi all,

I’m sure you have seen this question several times but I figured it’s worth it to ask.

I’m 23 yrs old and looking to make my first purchase in Southern California as an investment property.

I have plenty saved up. Not sure what direction I should head in when everything is super expensive. A basic town home in my area is over

$200k. Do town homes make good investment properties? How do I know a good deal when I see one? Are auctions a good source to find cheaper properties? Should I be looking to landlord in AZ to find better deals?

Any answers or advice will help on this journey to buying my first property.
