I wish I could do a tankless system; it's not recommended here in Northeast WA because water in the ground is so cold that tankless systems can't heat it efficiently.

In DC, you can't GC at all without a license.Also, I wouldn't say that GC'ing yourself will be cheaper--in many cases, since established GC's have longstanding relationships with subcontractors and suppliers, they can actually provide you cost savings over performing the project yourself.
