Investor Friendly Realtor : Baseline Requirements

What are your requirements when looking for an investor friendly realtor? What distinguished an I-F realtor from one who is not? Looking for one in the DC metro area at the moment and want to know what kind of questions to ask while ‘interviewing’ them other than ‘whats the cash flow per unit? cap rate? cash on cash?’ And yes , you should already know how to evaluate these without a realtor.

@Agyei Axum Well first thing is dont use the term investor friendly. Thats a big signal that you are in fact not an investor. 2nd to find them, go to reias, meetups and the such.
