Let's just say you can get middle of the road rents at $1400 per month. $1400 (rent) - $950 (mortgage)- $140 (property management at 10%)- $98 (7% vacancy rate)- $70 (5% maintenance)- $70 (5% capex savings)= $72 a month of positive incomeMy goal is at least $100 a month of positive income per door.

I still do business with the guy I chose that had the middle estimate.More recently I ended up using a guy that also came in with the middle estimate for drywall, because the lowest estimate cancelled out the night before the job was scheduled.

Whereas a mobile home park in the middle of nowhere may go for a 12 cap because investors require a higher return for something that is much more management intensive with less appreciation potential.One might assume that a higher cap rate is always a good thing, however, if your business plan is to force appreciation by improving NOI, a lower cap rate multiplies the value of the improvements you made more than a lower cap rate based on the simple math of it.
