At $60k-$90k this would be a solid buy, good equity, good rent at that price, if I were going to purchase it that's about where I would be without seeing it.

In the summer here they are rented solid.

These days it is harder with so many cash offers, and as a seller, I'd personally rather go with a solid cash offer than risk the financing falling apart as banks make you jump through too many hoops before closing, so I understand the reasoning behind it.
