It seems it would be much easier to take pics of receipts and store it on fresh books or something comparable.

If the listing is full of bad cell phone pics I'd take them down and get better photos.

It's silly to think you won't get in over your head that way.When I curate projects for my clients, it comes with pics of the house and an analysis of the neighborhood for an as-is estimate, it comes with a bid from a contractor that has already walked it and figured out what needs to be done, and it comes with a detailed comp package with the latest sales data of comps that have recently sold.As far as exit strategy goes, you need the weigh the cashflow vs the short term gains.

Cash invested: $100,000

Purchased with cash and put about $22k in to it.

You will see names of properties for marketing for STRs...if it is, I would not spend to much time or stress coming up with a name and focus on pics and decor of the property.
