Landlord Property Management Software

I am sure that this topic has been covered to death, but I also know that technology changes so quickly that what worked best a year ago could be replaced by a new player in the space.   So, if anyone has any good (or negative) recommendations on property management systems for landlords, please let me know.   

Particularly interested in ones that scale from small number of properties to large multifamily properties.
