If it is a couple, I would suggest a bottle of wine, a gift card to a nice restaurant nearby, and a nice thoughtful card apologizing for the inconvenience. 

If you think your units offer something better than the nearby comps,  you can justify asking for a little more. 

Hey @Phillip Li, It sounds like you're fairly early in your real estate investing career, and if that's the case I'd say one of your best options would be to get a place nearby to where you live. 

Other retail near by are a couple of small grocery stores, a child care facility, a 'fellowship' center, a 'gentlemens' clubI think the following might work;- New / Used furniture & Appliance- Car / truck rental- Equipment rental center- Any other thoughts?

Also talk with other property owners nearby to find out if they have vacancies.

Two of the tenants are month to month and the other just signed a years lease before we purchased.My intention was to bring the rents up close to market rents using nearby apartments as comps.Obviously, the one that just signed the new lease is locked in for the duration of the new lease. 

I would love to network with investors near by and get some tips and information. 

If this sale is that important to not to  lose,, beg, help her move, put stuff in storage,, get a temp hotel, and pay her,, to get out ASAP meaning like 3 to 5 days. the good news would be she could stay with family if someone is near by.. 

A property management company knows they just rented a nearby unit for $X/month, and another nearby was rented out a couple months ago for $Y/month.
