In my most recent purchase which is 90 years old my building inspector discovered the whole subfloor to the first floor that fortunately has access to it from the basement has dry rot and has to be rebuilt.

If tenants tear up a piece or a section, they can be cut out using a box knife and replaced easily enough, or if your help has a little patience they can be removed using a hair dryer or heat gun.My favorite color (cherry) is on sale right now.

If I were building a new house, I would require my first draw after i poured the foundation, another at dry in, another at frame inspection, another after paint, then the final after punch list.

Note before I moved in the floor was vacuum but there was a sweat stain on the wall, tons of short black hairs in the bathroom tub, and a toilet paper behind the toilet (suggesting floor wasn't swept).
