I put $60 per month for rent increases every year in my calculations and since the tenants are already paying $3,916 per month per unit I would not count on being able to increase rents even one penny for a few or several years, but I don't know and I definitely don't increase rents enough for my own rentals.

Questions:- Should I look towards a new area to invest in (or look in more than one at the same time) (keep in mind as someone who has yet to invest in property)- Find alternate ways to find leads in Toledo (ideas are welcome-- currently using MLS only)- Continuing looking and saving money from my job to increase quality of property I can purchaseI am trying to avoid analysis paralysis, but don't want to lose every penny I have on a bad deal (my budget is what I have).

It is admirable to see those who do not wish to be the 'bad guy' landlord and appear as greedy and squeezing every penny from a tenant, especially one who upholds their side of the bargain and takes care of the property, but you have to keep up with the market or you'll be in trouble down the line.

While "demanding" the tenant to trim the nails is an option but hard to enforce + holding a higher security or pet deposit is also an option - I would love to try and find a coating or some other option that actually protects the floors, even if it is not guaranteed but would possibly improve the floor chances of surviving longer.Any suggestions?
