Telling tenant no regarding painting

Matthew Charde
Posted

What is a good way to tell your tenant no when they ask about painting the apartment themselves. There is no need for painting they just want a different color.

You can go with 'you can hire (insert your professional painter here) to paint it for you, and pay him again when you leave to return it to the same color'. Or you can say, 'sorry but I'm not going to approve that as the colors I have are what I want in the unit'. If pressed you could explain it allows for you to always know the color and be able to obtain matching paint etc.

I've learned I would say no. It hasn't been requested yet, but my last turnover I was able to have someone touch up the entire unit very easily. If I had to have things repainted even if they paid for it, it would have been a pretty decent delay in getting things turned over.
