(I do this to be funny mostly, no agent has ever accepted).When you leave no doubt you will close FAST, no complaints via an inspection, everyone will be forced to consider long and hard an offer as strong as this.- Buy and close- fix- Do a purchase price delated financing with bank financing (work with your lender re the time window).- Hold for 6 mo and do a cash out REFI based on an appraisal.- Or use DSCR lenders (AKA portfolio lenders, softmoney, non-agency) don't care about W2/DTI just cash flow, your FICO and equity.

Just like if the landlord pays utilities or lawn care or snow removal or whatever maintenance needs to be done....its an expense..... you get the tenant to pay it via rent or you eat the cost yourselfWhen you leave those types of tasks to the tenant you take on the risk that they will either not be done or will not be done properly... that's on you.

In other words, yes it is possible for purchaser via auction and lose money if you paid fees/premiums that cannot be passed onto the owner redeeming.

It will allow you to type in the property address, and there you will get the owners name and address where you can contact them via letter.
