Buyer may request that the property be inspected, at Buyer's expense, by qualified professionals to determine the physical, structural, mechanical and environmental condition of the land, improvements or their components, or for the suitability of the property for Buyer's needs.

You should definitely make your Bigger Pockets & any other social media profiles much more specific & make sure anyone looking at them knows immediately that you are someone to go to for selling their property quickly (or for investors buying). 

Do NOT email (or ask tenants to email you back) sensitive information like social security numbers, bank account numbers, or any other piece of info that would not normally be posted in a public space.

Income includes: annualized income from full and part-time employment, taxable and nontaxable income, earnings, overtime, bonuses, dividends, interest annuities, pensions, VA 2 HO Announcement |2020.01 compensation, commissions, deferred income, welfare payments, Social Security benefits, disability payments, alimony, child-support payments, public assistance, sick pay, unemployment compensation, income received from trusts, net rental income from the subject property, business activities, investments, and all other sources of income.

The most recent was the fridge and they stated the freezer portion still works but they are sending someone out to take a look and see if it’s renters fault or if it’s just the components going bad.

I suspect it was implied this would be the cost if a major component needed to be replaced.

I'm trying to gauge any interest in a monthly Alaska Bigger Pockets meet-up social event in the greater Anchorage area or if there is one already I don't know about.  

Luckily I reached out friends/family and made posts on social media which led to me being able to have one side rented at the time of close.I felt that this was not the best way to go about it and was wondering what other methods people in similar situations have used..I tried asking  permission from current owner to advertise "for rent" on Zillow but did not ever receive a response..
