Tenants keep submitting work orders

Hello everyone I am the landlord of a house built in 2016 which I currently rent out while I’m stationed overseas. I hired a property manager to watch over the house and work on my behalf. Within the last 6 months I have gotten numerous work orders. The Garage door, fridge, AC unit, and a ceiling fan have all needed repairs. I understand things break however it is starting to feel more like a pattern than anything else. The repairs are costly and I’m just wondering what I should do to protect my asset a little better and know if these claims are fully legitimate.

We get tenants like that every now and then. We usually set them straight that the house is not a hotel and not everything will be perfect. Legit repairs we take care of obviously.
