If you have high quality properties with high-quality tenants your management time will be almost zero so there is no need to decrease your profitability by hiring a manager. 

They likely have a policy that only one vendor is approved, because they know the quality of work and it guarantees consistency.

We'll also back the numbers down if we go with rental quality versus condo quality.

@Kevin Jones that are some great points in the prior post, but one thing I wanted to mention was using equity in some of the properties to pay-off the outstanding loans of the other properties. 

It is typically 80% plus of the outstanding shares.

It just depends on the current quality/condition and expected future life of the carpet.

I haven’t seen many posts geared towards the state of workers right now so wanted to get everyone’s thoughts on the quality/availability of construction Workers right now.

Well, assuming you find a good GC.....But don't waste time screwing around with this yourself...it's going to take forever and the quality will never be as good as it could.
