Hey Everyone - My girlfriend and I live in Orange County, CA and are 25 and 24, respectively.

We have group of few investors wanting to expand our portfolio into owning mom & pop apartment complex that will allow us to secure the property using non-recourse loan.... we do not want to go into syndication business as there is too much of legal leg work to be done.

Also, I haven't dealt that deep into them yet, but I would assume they are offering a service of providing Real Estate opportunities by doing all the leg work and charging a fee in simple terms?

Seems like a positive for the area.But it might be apples and orange, Net Migration coming in from Mexico (poor people) and the homes being bought by (well off) people who do not live there and are just using them (as second or third homes) to park their excess cash to keep up with inflation (or better) (???)

So people are willing to give an arm and a leg on deals as they probably lost on many offers so they are ready to land a deal.

I just zoomed in on some areas that I've spent years and in some cases decades of my life, and it is showing class A+++ neighborhoods in the orange and even red zone for violent crime.

My question is does the boiler need to be replaced because it is on it's last leg or does it no longer function. 

Many tenants got help during the pandemic and the moratoriums were a short term leg up to keep people housed in the short term. 

It will give you some leg up.As an Investor-Agent in the Houston, Texas market, most of the sellers are not accepting FHA Financing Offer.I see this happening all the time.Good Luck
