Lol Christy, 5-10K per deal, are you suggesting you only reassign the contract or you will do double closing? 

Thanks so much for your response, I know that many do look at us as an added expense in certain transactions, but that could be an expense worth the while if the Realtor is out finding great deals and bringing double or triple the business to the investor.

From people not showing up, to doubling the original bid price, to having stuff go missing, dealing with crappy contractors is the worst.    

Originally, I just wanted enough units to replace my current income, but then I thought, why don't I double that just to be safe.

But since the capital gain has pushed her well over that limit, a good portion of her social security will also be taxable, so she'd be taking a bit of a double whammy.It's too bad she can't do an owner carry on this.  

double check property tax's are not on any kind of homestead or assessed value is super low.many get goofed up in Texas when their tax's double the year after they buy them

He said the value is in the land and It is a R-4 zoning on a double lot  in a B-4 zoning .

Before you decide, you may want to double check that rentals are allowed in the neighborhood the properties are in.
