Need help on how to find developers!

Hey BP peeps! So I am talking to a seller who is interested in selling his property at 1.2 mill. I was interested in getting the property under contract but I cannot seem to find any comps for the area. He said the value is in the land and It is a R-4 zoning on a double lot  in a B-4 zoning . Not sure what that means. How do I know if this is a good deal? How do I find developers for the property? Any tips?

Based on your question, I'd say that you don't have enough experience to be pursuing a deal like this.  I would find another investor in your area who does these types of deals and try to work out a deal where you can learn from him for a few months or a year (perhaps offer your services in return for his coaching).
