Not only will you save on the costs of setting one up, there other costs you will incur, such as adding tax filing fees.Others can chime on the timing for an LLC, but I probably wouldn't do it until you own at least 2 investment properties.

If a home will be vacant for a long time during winter it is wise to have a professional "winterize" the home with water shut-offs, blowing air through the pipes, and antifreeze added to all the drains.Hope that helps you and others in the future.
