Investors who follow a similar path to this example, what's missing in this picture?

You could have two properties that are similar and one could have 15% qualifying assets and the other could have 25%.A/C and furnace would generally not qualify for bonus depreciation, but on a nonresidential commercial property they now qualify for section 179.

This would allow you to collect rents from a few similar properties and each would be getting paid down by the tenant.

So it would go:Hard money loan pays off mortgage Refinance house now that there is no mortgage on the housePay off hard money loan with refi moneyMy thought was similar to your. 

I am also a newer member in San Diego looking to do some similar things.

Following as I am in a similar situation! 

A few more are doing similar things but I never invested with them so I only see current offerings if there are any.However, I don't put much value in the  online delivery of documents.

Can anyone offer some advice whether general investment risk or offer some similar experiences?

Do alot of reading, take notes, watch the webinars and podcasts when you have time..... and dont hesitate to reach out to people and ask questions or engage in conversation. were all here for similar reasons.
