Can I use this money as a down payment for a conventional product/hard money skin in the game?

Another thing is I could tell these guys were working their own deals which is good obviously because they know what they are doing, but with no skin in your game- your deals, it felt like they were kind of detached.

Anything that makes people feel they're dealing with a real person, and not a shrewd investor.3) It's a numbers game. 

This is partially how the game real estate caught my attention.

Bank basically gave it away (because it was so run down)...we converted it to a reception hall that is doing really well.   

These question my be silly for some of you who been in RE game for a while , but but I would appreciate feedback I can get

Investors find it uneasy knowing the operating partner (gp) will have little skin in the game and are less likely to invest.

This is scary transition since if I don't get in the game fast enough and no cash flow I may go under, looking to do real estate investing as well as note selling/buying.
