My reasoning: Larger Body Types = More wear and tear on the property.It looks like this has already been discussed, without resolution,  on bigger pockets: https://www.biggerpockets.com/forums/52/topics/187...The overriding theme seems to be to not discriminate based on size.  

Bigger Pockets is a good resource for a lot of information and different opinions on different topics.

In regards to the original topic: May I suggest sending Fred Flintstone back to where he belongs?

I know this is off-topic, but you can get investor friendly realtors to sell for 3 or 4 % on rehabs if you are doing volume. 

Listen to the podcasts , get active on the forums & set up key word alerts to be notified when people are discussing topics you're interested in.

Love to hear more on this topic and how to go about accomplishing this goal.

As well, since you brought up the issue of finance, I'm not knowledgeabel enough to discuss the topic, but I wouldn't be surprised if the mobile home part complicates the financing aspect.
