I also use the state police criminal record(Texas DPS).AND I check with the county court records, sometimes there will be a pending case that can have an effect on your tenants ability to pay rent.

Washington State does it one better:"Chapter 61.34 RCW provides that the conduct of buying Washington distressed residential real property purchased from a homeowner who is behind on mortgage payments (or unpaid property taxes) and facing bank foreclosure (or tax sale) may be construed as ‘equity skimming’ and therefore, may be illegal (both civilly and criminally).

But this is driven more by each market.When I get interest, I mention the following:- No evictions on background- No major criminal record- 3x rent in TAKE HOME pay, and this must be verified through paystubs- Tenant must drive the area PRIOR to me showing the property (not needed if I do an open house)- $50 application fee, will be applied to first month's rent if lease signedFinally, if they are alright with all of that, and we start to setup a showing, I let them know I will call and text them between 1-2 hours before showing.

Our policy is anyone over 18 goes on the lease and gets a background check, if they have a criminal past or sex offender register and they commit a crime you could have some liability in it.
