No income tax  same as FLA so that is equal2. insurance is probably lower3. prop tax's not sure but probably about the same.4. better airport.5. weather not nearly as harsh IE rain thunderstorms etc.. 6. landscaping can be just rock and is accpetable. 7 houses pretty much all stucco.. so no bug issues Closer to west coast which for me matters may not for you

Commercial properties are valued based on the income that they produce, not comparables.

You could also compare to state and national averages.

If it's a competitive market, you need to give them some reason that justifies 2+ months of additional vacancy compared to someone who is willing to move in this month.

My outlook on STR compared to my LTR is that it still makes more than my LTR so i'm sticking with it. 

Id be happy to chat sometime and compare getting a HELOC vs. a cash out refi.

You should be looking up your annual cost of living index and research your areas comparable market rents. 

@Shariff Olis maybe you could tell us more about how you find deals in your area. would be nice to compare notes on property markets in Manila and Cebu. 

Again, not to sound harsh, but a lot of people lose money here doing things like this.
