We live in a university town making September and to a lesser extent, May, our bigger lease start months.That said, January is not terribly bad for 1-2bdrm units in or close to "universityville" ... it common that after the fall semester folks decide they want out of residence, or do not like their current roommates.

So it doesn't keep getting more difficult to achieve the required DTI, but there is that initial hump to get over.Except what I hear is that it is not universal that lenders will not consider rental income right off the bat.

General contracting wouldn't hurt. but i would examine the costs of classes first. if it's formal university education that can cost like $1000+ for a class I would keep that $1000 and use it for a down payment or something else like marketing for your investing business.

Now, the easiest time to find a tenant will depend on where you are and to whom you are renting.viz.1) In our student properties (University town), the "big" months for commencing of new leases are May and September ... though there is a smaller "blip" in January at the beginning of the second semester.2) In our "family" units tend, leases tend to start in July or August - when the kids are out of school.3) For those properties in Québec, most folks play musical apartments on Moving Day /Fête du déménagement (July 01)
