Best time to find a renter

When is the best time to find a renter. My current tenant is getting out on August 16th. I was wondering if I should try to get a 10 month lease to reset at July 1 or some other time. It is a home in new hampshire, I just want to try to setup a time that will be easiest to find a renter in the future.
