Personally, would just work in the morning.

Say them for five min's straight first thing in the morning.

I caught the cycling this morning for a big surprise with the US taking 4th.

I bet if you put a price on those trips (time, fuel, ETC) your expeses would be 50% to 75% higher.

In this case, the seller has asked about a remote closing to avoid the trip to the title company, but I don't know what order the closings are done in, and if a remote closing affects anything.

But SFH analysis trips me up sometimes.  

@ Luis, I'm not giving up and I'll keep pushing but it still stings :)  I was planning a Vegas trip already, lol.

Always be sure to hide an extra key somewhere onsite, Inevitably someone will forget to put the keys back in the box the night before something critical needs to happen first thing the next morning.

I also like to send emails early in the morning (between 7am - 9am) so it ends up at the top of someone's inbox when many people check emails and I believe is a higher response rate (of course not Tim Ferris').2) It takes the email out of your inbox and sends it back to you at a later date of your choice.
