Houston wholesale - Roller coaster of emotions

I recently got two super HOOD houses under contract for $15,000.  I put out some signs, spoke with what seemed like a million people, showed the property, verbally spared with buyers and finally settled on a $35,000 offer.  

Of course, I was super elated.  All the signs, postcards, letters & phone calls were starting to pay off.  I opened title with a new title company for a myriad of reasons, not the least of which being a promise of 3 day title commitments.  Well over a week later and after much prodding the title co informs me that more is owed in taxes and liens on just one of the properties than my sellers contract.  

I'm struggling with being optimistic and thinking/planning for the best and balancing that with a realization that things like this are going to happen.  $20,000 payday just went to nil
