I have had tenants apply and when I go to their Facebook page, there is a picture of a family dog that they failed to mention.

He used the guys' Linkedin and Facebook page and used his name.

Some of the Facebook groups have been productive the last couple of years.

Here's what I've done —Location: San Jose, CAProperty Listed: Nov 9, 2016Property Type: SFR, 3bd/2baInitial Listed Price: $3300 (pretty fair given the area and type of property)Posted on: Craigslist, Postlets (Zillow, Trulia, HotPads), Rentberry, Facebook Groups (every single group that included the words "rental", "San Jose", "Silicon Valley", "Bay Area", or anything else along those lines)I quickly realized that the $3300 price wasn't attracting anyone, so I lowered it to $3150.

Wouldn't it be easier to target these people using online ads like facebook or google ?

I was lucky to find a person after posting on a Facebook REI club page. 

I use Craigslist, FreeCycle, neighborhood online garage sale/bartering pages and groups on Facebook, and some other local sites to find materials.

I am old school, but rent probably 80% of my properties through online advertizing in local facebook groups.
