A dishwasher would be a better investment if you're going to add anything (and could help cut down on pests versus letting neglected dishes accumulate in the sink before hand-washing).2) The deck would be more of an equity play.

That said, my husband thinks the exterior of the house is quite ugly and needs "a lot of work" - I'm frugal and argue that we can give it a good pressure wash and maybe some decorative shutters and it will be fine for our niche of tenants (who care little about curb appeal).It's winter so I'm not even sure if we can get the siding cleaned right now.

Indeed, i have no illusions of appreciation with this, and i already baked this into my analysis.I didnt consider the co signing factor, i suppose this is a wash as i would still end up with the mortgage if my tenants were to flee at my real property rental.Flipping some of these sounds fun, ill be looking more into that!

It may be a wash, but the reality is, if you ever do want to get rid of them, its much cleaner this way because they are already paying rent.

Finally, don't entirely rule out the Dallas market, even if you have to pay a bit more for the property you may be able to command higher rents so it may work out to be a wash income wise.Good luck in your endeavors.

Many people abuse faucets (washing cars, boats, etc.,) and there would not be as many persons utilizing the utilities.THE WHOLE POINT of examining this property was to show that even if it was purchased at 50% occupancy it makes sense to sit on it until (maybe) the area's population increases and thus one can reap big rewards.I have done some more research about the 77026 area code and I read that the average rent was $359.
