Isn't too risky to rely so much on appreciation?

TONS of great RE people in the area and on the site, just gotta make networking a habit! 

I shot back a response rather quickly with my suggestions, however Ive personally found them to be more lip service than action... although I was pretty adamant 6-8 weeks ago that they were missing the boat by not having this feature.No idea on their plans, and they dont seem to share lots on their site either.

I am still trying to figure out this site, it is taking a while!

Curious as to how the BP Community would analyze this property mixture....We're looking at a single property (3 standard lots) with multiple income-oppurtunites on site that had previously been reserved for family/friends, so there is not much of rental history to relate.

Right now I have on the following on my radar:$3k (immediate): W/D and hookups$15k (~2 years): 2x heating conversion to natural gas and baseboard heating for 3rd floor$15k (~5 years): House sidingI've budgeted $500/month for capex and am putting it into a savings account.Down the line, once i'm under 80% LTV (5 years w/o appreciation), I'm not certain if I should consider using a HELOC for capex or try to rely on a savings account.

Title/escrow can rely by law on your signed statement as to the 'Total amount to pay off contract in full', you should have included interest+plus other charges, not just principal.
