A properly installed and maintained system will last a long time.

They saved a lot of money because they did not maintain things or manage anything.

I'm fine with them, as long as they've been well maintained.

<--I have a very good wholesaler.If I was in your position and you have a great situation where your property is self managed and with minimum to no tenant headaches, I would maintain the property and look to get a 1) line of credit - my preferred COA or 2) refinance, to use the capital to acquire a property.

Some drill but some maintain existing wells but send you to someone else for drilling.

A tenant in one of my townhouses - which are all connected in a condo style within the community - advised my property manager of a leak which is coming from the roof.These are 3 floor units and on the highest floor, there is water leaking through the bathroom light, above the shower, whenever it rains.It barely ever rains in Las Vegas, but lately - with my luck - it's been raining here at least once per week.The HOA is responsible for maintaining the roofs.I quickly advised them of the issue, as did my property manager.They sent a work order to a roofer.

I obviously didn't purchase the policy, but before reading the actual policy the broker assured me the policy would cover that property, which it clearly didn't.If you have other assets in your name, an LLC provides an additional level of protection if you operate and maintain the LLC properly.
